Mesa neighborhood

Roofing services in Sunland Village East, Mesa, Arizona

Sunland Village East is a 55+ community of 2,437 homes at Baseline and Sossaman roads in southeast Mesa, built by Farnsworth from 1984 to 1994 around its own 18-hole golf course. Roofs here are 30 to 40 years old if original, so most homes are ready for a re-roof or have had one, and attached townhomes add shared-roof questions.

About Sunland Village East

Sunland Village East sits at the corner of Baseline and Sossaman roads in southeast Mesa, close to US 60 and Loop 202. Farnsworth built the community from 1984 to 1994 as a follow-on to the original Sunland Village. It is a 55+ community and is not gated.

Its 2,437 homes include single-family homes and attached townhomes, all resale today. The 18-hole Sunland Village East Golf Course runs through the community, and residents use two clubhouses with a fitness center, restaurant, woodworking shop and ballroom, along with three pools and six lighted tennis courts.

Payne Roofing project: Roofing considerations for Sunland Village East homes

Roofing considerations for Sunland Village East homes

  • Original roofs at end of life. A roof from the late 1980s or early 1990s that was never replaced is 30 to 40 years old. Shingles, underlayment and flashing of that age are typically worn out.
  • Attached townhomes. Shared roof lines mean repairs on one unit can affect the next. Check your association documents to see who handles the roof.
  • Patio covers and low-slope areas. Covered patios often have low-slope roofs with coatings that need regular renewal.
  • Golf course lots. Fairway homes see occasional ball strikes that can crack tiles or damage shingles.
  • Association guidelines. Material and color changes usually need HOA approval.

How Arizona weather affects roofs in Sunland Village East

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

My Sunland Village East home was built around 1990. Does it need a new roof?

If the roof has never been replaced, it is likely due. Shingles typically last 20 to 30 years in Arizona, and tile underlayment often wears out in a similar time frame. An inspection shows whether you need a full replacement, a tile re-felt or a few targeted repairs.

How do roof repairs work on an attached townhome in Sunland Village East?

First, confirm who is responsible under your association documents. If you are, we inspect where your roof meets your neighbor's, since water can travel along shared lines. Coordinating with the neighbor or association often makes sense so both sides are done at once.

Can a golf ball really damage my roof?

Yes. A direct hit can crack a tile or bruise a shingle, and the damage is often invisible from the ground. A cracked tile lets sun and rain reach the underlayment. If your home borders the fairway, a yearly check for hidden breaks is worthwhile.

How can Sunland Village East residents get their roofs ready for monsoon season?

Have the roof and patio cover inspected in spring, reseal worn flashing, recoat low-slope sections if needed, and clear gutters. If you spend summers away, schedule the check before you leave and ask a neighbor to look for stains or debris after big storms.
