Roofing services in Date Palm Manor, Tempe, Arizona

Date Palm Manor is a small 1950s historic district at the southwest corner of Mill Avenue and Broadway Road in Tempe, built on a former date grove. Its 36 ranch houses, mostly from 1954 to 1962, have very low-pitched asphalt shingle roofs over concrete block, so drainage and careful shingle replacement are the key roofing concerns.

About Date Palm Manor

Date Palm Manor is a 1950s subdivision about a mile south of downtown Tempe, at the southwest corner of Mill Avenue and Broadway Road. It was built on the former Valsunda Date Gardens, a commercial date grove, and its streets carry the theme: Palmcroft, Palmdale, Dateland and Dromedary. Presley L. Agnew developed it through the Agnew Construction Company and built most of the homes himself.

The 11.9-acre historic district has 36 single-family houses and one small apartment block, mostly built from 1954 to 1962. Most are Ranch style, with French Provincial Ranch the most common variation, plus one Contemporary and one Split-Level house. It was added to the Tempe Historic Property Register in 2009 and the National Register of Historic Places in 2015.

Payne Roofing project: Roofing considerations for Date Palm Manor homes

Roofing considerations for Date Palm Manor homes

  • Very low-pitched shingle roofs. The district's roofs are asphalt shingle at shallow pitches. Shallow shingle roofs need correct underlayment and careful detailing to shed water.
  • Hip roofs on larger plans. H-shaped and irregular houses have multiple hips and valleys, more places for leaks to start.
  • Concrete block walls. Where the roof meets block or brick walls and chimneys, flashing must be properly set into the masonry.
  • Historic designation. Exterior changes to designated properties may need review. Keeping the low profile and shingle look is part of what makes these homes contributing.

How Arizona weather affects roofs in Date Palm Manor

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

What roofing material fits a Date Palm Manor home?

Asphalt shingle is the documented material for the district's mid-century Ranch houses, and it keeps the low, horizontal look these homes are known for. Architectural shingles in a color suited to the era are a common choice. On very shallow sections, the right underlayment matters as much as the shingle.

Does historic designation affect my re-roof?

It may. Date Palm Manor is listed on the Tempe Historic Property Register and the National Register. Replacing shingles with similar shingles is usually straightforward, but changing the material or roof shape may need review. Check with the City of Tempe's historic preservation office before planning a change.

Why does my low-pitched roof leak when the shingles look fine?

On shallow roofs, water moves slowly and can work under shingles at valleys, flashing and laps, especially in wind-driven monsoon rain. Worn underlayment or flashing at walls and chimneys is often the cause. An inspection traces the path of the water rather than guessing.

How long does an asphalt shingle roof last in Tempe?

Typically about 20 to 30 years in Arizona sun, depending on the shingle quality, attic ventilation and how well it was installed. Signs it is wearing out include curling, cracking, bare spots and granules collecting in gutters. Periodic inspections help you plan replacement before leaks start.
