Roofing services in Ahwatukee Lakes, Phoenix, Arizona

Ahwatukee Lakes is one of the oldest parts of Ahwatukee in south Phoenix, with homes from the 1970s and 1980s around the former Lakes golf course, which opened in 1980 and closed in 2013. Many roofs here have been replaced at least once, so the right next step depends on what was installed and when.

About Ahwatukee Lakes

Ahwatukee Lakes is the name most people use for the established neighborhoods around the former Lakes golf course in east Ahwatukee, ZIP 85044. This is the older end of Ahwatukee: Presley Development started the community in the early 1970s, the first model homes opened in 1973, and Phoenix annexed the area in stages between 1980 and 1987. Homes near the course were built mostly in the 1970s and 1980s.

The 18-hole Lakes course, designed by Gary Panks, opened in 1980. Its owner closed it in 2013, and neighbors sued to keep it a golf course. A Superior Court judge ruled for the homeowners in 2018, and in 2019 the Arizona Court of Appeals ordered the course restored.

Payne Roofing project: Roofing considerations for Ahwatukee Lakes homes

Roofing considerations for Ahwatukee Lakes homes

  • Second- or third-generation roofs. A home from the late 1970s or early 1980s has usually been re-roofed already. The question is how old that replacement is and whether it was done well.
  • Flat and built-up sections. Some homes here combine tile or shingle with built-up or low-slope areas over patios and additions. Those sections need regular coating and clear drains.
  • Older penetrations and flashing. Vents, skylights and ductwork added over the decades each create a seam. Aged flashing around them is a common leak source.
  • Dust and debris from the former course. With the course land overgrown since 2013, dust and dry debris can collect in valleys, gutters and roof drains, especially after a haboob.
  • Association rules. Many homes belong to local associations, so check whether a material or color change needs approval.

How Arizona weather affects roofs in Ahwatukee Lakes

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

My Ahwatukee Lakes home is from the 1970s. Is the roof original?

Probably not, but it is worth confirming. A roof from the 1970s would be far past its expected life, so most homes this age have been re-roofed at least once. Disclosure documents from your purchase may list the work. If not, an inspection can usually tell the age and type of the current roof and underlayment.

Does the closed golf course affect my roof?

It can add maintenance. Overgrown, unirrigated land produces more dust and windblown debris, which settles in roof valleys, gutters and flat-roof drains. Clogged drains hold water on low-slope sections during monsoon storms. Having those areas cleared before June 15 each year is a simple way to prevent leaks.

What should I check on a flat section over my patio?

Look for blistering, cracking, bare spots in the coating and water that stands for more than a day after rain. Those signs mean the surface needs repair or recoating. Flat roofs on older Ahwatukee homes often outlast their coating, so recoating on schedule protects the layers underneath.

Should I replace or repair the roof before selling my Ahwatukee Lakes home?

It depends on the roof's condition. Buyers of older homes often ask for a roof inspection, and a clear report with photos can prevent surprises during escrow. Many issues are repairs rather than replacements. We inspect roofs for sellers, buyers and agents and can quote any repairs before closing.
