Roofing in Phoenix, Arizona
Phoenix is Arizona's largest city, and its homes span every era of Valley building. Arcadia's ranch homes went up on former citrus groves from the mid-1950s. Ahwatukee Foothills, the city's southernmost village, began as a Presley Development master plan in the early 1970s and was annexed by Phoenix between 1980 and 1987, and most of its homes date from the 1980s and 1990s. In north Phoenix, Tatum Ranch began in 1988 and Desert Ridge sold its first homes in 1996.
That range means every roof type shows up: low-slope and shingle roofs on mid-century homes, tile, foam and coated flat roofs on later ones, and commercial buildings along the main corridors. We are based in Gilbert, and Ahwatukee is a short drive across I-10.

What we see most on Phoenix roofs
- Worn tile underlayment in 1980s and 1990s communities. Across Ahwatukee and north Phoenix, original underlayment is 25 to 40 years old, and leaks show up in the first heavy monsoon rain.
- Older roofs on mid-century homes. Ranch homes from the 1950s and 1960s often mix shingle, flat and low-slope sections from decades of additions.
- Flat and built-up sections. Patios, carports and additions with flat roofs need coatings renewed and drains kept clear.
- Association and 55+ rules. Many Phoenix communities, including Ahwatukee's retirement neighborhoods, have HOAs that approve or even maintain roofs.
How Arizona weather affects roofs in Phoenix
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Phoenix roofing questions

Do you serve Ahwatukee and north Phoenix?
Yes. Ahwatukee Foothills is right next to our East Valley base, and we also work in central and north Phoenix neighborhoods such as Arcadia, Desert Ridge and Tatum Ranch. Call to confirm scheduling for your address; we work Monday through Friday and Saturday mornings.
What roof types are most common in Phoenix?
Concrete tile is the most common roof on homes built since the 1980s. Older homes often have asphalt shingle or flat and low-slope roofs with foam, built-up roofing or coatings. Many homes combine a pitched roof with a flat section over a patio or addition, and each needs different care.
How long does a roof last in the Phoenix heat?
It depends on the material. Asphalt shingles typically last about 20 to 30 years here. Tile can last 50 years or more, but the underlayment beneath it often needs replacing after 20 to 30 years. Foam roofs last decades with recoating roughly every 5 to 10 years.
When should Phoenix homeowners schedule a roof inspection?
Spring and fall are best: once before monsoon season starts on June 15 and once after it ends September 30. An inspection after any major storm or haboob is also wise. Regular checks catch slipped tiles, worn coatings and clogged drains before they turn into leaks.
