Phoenix neighborhood

Roofing services in Arcadia, Phoenix, Arizona

Arcadia is an established neighborhood at the south foot of Camelback Mountain, running from 44th to 68th Street between Camelback Road and the Arizona Canal. Former citrus groves became ranch homes on large lots from the mid-1950s on, so roofs range from aging low-slope and shingle systems to newer replacements on remodeled homes.

About Arcadia

Arcadia lies at the south foot of Camelback Mountain, from 44th Street to 68th Street and from Camelback Road north to the Arizona Canal. The Arcadia Water Company was founded in 1919 to irrigate the area from the canal, and citrus farming continued here until the mid-1950s.

After that the groves gave way to ranch homes on large lots. The irrigated landscaping is still part of the neighborhood's character, with mature shade trees and orange, lemon and grapefruit trees in many yards. The area spans parts of Phoenix and Scottsdale.

Payne Roofing project: Roofing considerations for Arcadia homes

Roofing considerations for Arcadia homes

  • Several roof generations on one house. A 1950s or 1960s ranch home that has been added onto may have shingle on the original section, a flat roof over an addition and tile somewhere else. Each joint between them is a leak risk.
  • Low-slope roofs. Mid-century ranch homes often have very low-pitched or flat roof areas that rely on coatings or foam and clear drainage.
  • Trees over the roof. Mature trees drop leaves into valleys and gutters and rub roof edges. Trimming branches back from the roof protects the surface.
  • Older decking and ventilation. On re-roofs of older homes we often find decking or ventilation that needs attention once the old roofing is removed.

How Arizona weather affects roofs in Arcadia

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

What roof types are common on Arcadia ranch homes?

Asphalt shingle and low-slope or flat roofs are common on original ranch homes, often with tile or foam on later additions. Because so many Arcadia homes have been remodeled or expanded over the years, one house can carry several roof types. An inspection maps out what you have.

My Arcadia home has a flat roof over an addition. How do I care for it?

Keep the coating intact and the drains clear. Foam and coated flat roofs need recoating periodically, typically every 5 to 10 years depending on the product. Check for standing water, blisters and worn spots each spring, and keep leaves out of scuppers so water can leave the roof.

Do trees cause roof problems in Arcadia?

They can. Mature trees drop leaves and seed pods that clog valleys and gutters, and branches that touch the roof scrape the surface during wind. Keep limbs trimmed back from the roofline and have debris cleared before monsoon season so water drains the way it should.

Should I re-roof before remodeling my Arcadia home?

Plan both together if you can. Re-roofing during or right after a remodel lets the crew tie the new and old roof sections together properly and handle any decking or ventilation upgrades at once. We can inspect the existing roof and quote options that fit your plans.
