Mesa neighborhood

Roofing services in Las Sendas, Mesa, Arizona

Las Sendas is a foothill community in far northeast Mesa, set against the Usery Mountains around the Las Sendas Golf Club, which opened in 1995. Homes date mostly from the late 1990s and 2000s, so many tile roofs here are at the age where underlayment needs attention, and hillside lots add wind and access challenges.

About Las Sendas

Las Sendas climbs into the foothills of the Usery Mountains at the northeast edge of Mesa, near Power and McDowell roads, with open Sonoran Desert reaching the edges of many streets. The community is built around Las Sendas Golf Club, a desert course designed by Robert Trent Jones Jr. that opened in 1995. Homes range from production floor plans to custom homes on the slopes, and several neighborhoods have their own gates.

Most homes were built in the late 1990s and 2000s, with some newer homes from the 2010s. Roofs vary widely, especially on custom homes, so we look at every roof individually.

Payne Roofing project: Roofing considerations for Las Sendas homes

Roofing considerations for Las Sendas homes

  • Underlayment age. On homes from the late 1990s and early 2000s, tile underlayment is now 20 to 30 years old, the range where it often dries out and cracks. A tile re-felt replaces it while reusing sound tiles.
  • Hillside wind exposure. Higher, more exposed lots take stronger gusts during monsoon storms, which can lift ridge and edge tiles.
  • Complex custom rooflines. Custom homes often have multiple valleys, parapets, flat sections and skylights. Each transition is a flashing point that needs regular attention.
  • Gated access and HOA review. We coordinate gate access with you, and many neighborhoods require approval for exterior changes such as a new tile color.
  • Desert critters and debris. Packrats, birds and wind-blown desert debris can collect under tile edges and in valleys.

How Arizona weather affects roofs in Las Sendas

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Las Sendas roofing questions

Who provides roof repairs in Las Sendas, Mesa?

My Las Sendas home was built around 2000. Does the roof need replacing?

Not necessarily the whole roof. Tiles often last 50 years or more, but underlayment from that era is commonly nearing the end of its life. If you are seeing leaks or the underlayment is brittle, a tile re-felt is usually the right fix. An inspection will show its condition.

Do hillside homes need different roof care?

They benefit from more frequent checks. Exposed lots catch stronger monsoon gusts, and custom rooflines have more valleys and flashing joints. We recommend inspections in spring and fall and after any significant storm.

How do I know whether my roof needs repair or replacement?

A repair is usually enough for isolated leaks, a few cracked tiles or one failed flashing. Leaks in several areas, brittle underlayment throughout, or widespread damage point to a re-felt or replacement. We show you photos so you can see the difference yourself.

Can you repair flat sections and parapets on Las Sendas homes?

Yes. Many custom homes combine tile with flat roof areas behind parapet walls. These sections usually have foam or an elastomeric coating that needs periodic recoating, and the scuppers must stay clear so water drains during storms.
