Roofing services in The Foothills, Phoenix, Arizona

The Foothills is a golf-centered Ahwatukee community in Phoenix, built in the late 1980s and 1990s around the Foothills Golf Club on land that was once a truck proving ground. Gated neighborhoods such as Augusta and the Fairways have tile roofs now 30 or more years old, so underlayment replacement and leak repairs are the main roofing needs.

About The Foothills

The Foothills sits in central Ahwatukee, ZIP 85048, on land that International Harvester once used as a truck and equipment proving ground. The proving grounds were sold in 1983, and the land became part of The Foothills and Club West. The community centers on the Foothills Golf Club, a par-72 course by Tom Weiskopf and Jay Morrish that opened in the late 1980s.

It is made up of smaller neighborhoods, several of them gated. Augusta at the Foothills has about 130 homes built from 1989 to 1993, much of it by Hancock Homes, and the gated Fairways at the Foothills backs onto the course. Palmia and Shadow Rock are nearby neighborhoods around the same course.

Payne Roofing project: Roofing considerations for The Foothills homes

Roofing considerations for The Foothills homes

  • Original underlayment from 1989 to the mid-1990s. If the tile has never been lifted, the felt beneath it is now well into its fourth decade and likely brittle.
  • Golf ball strikes. Homes along the fairways take occasional hits that crack tiles where you cannot see them from the yard.
  • Two-story homes and complex rooflines. Larger floor plans add valleys, wall flashings and transitions, each a place for water to get in.
  • Gated neighborhood logistics. Crews and material deliveries need gate access, and associations may set work hours.
  • HOA approvals. Expect architectural review for any change in tile color or profile.

How Arizona weather affects roofs in The Foothills

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

How old are the roofs in The Foothills?

Most homes date from about 1989 through the 1990s, so an original roof is roughly 30 to 35 years old. The tile may still be in good shape, but underlayment often fails after 20 to 30 years. Homes that have changed owners may have had a re-felt already; an inspection or past reports will tell you.

My home backs onto the golf course. What should I watch for?

Cracked tiles from stray golf balls. A crack lets sun and water reach the underlayment and can lead to a slow leak. Scan the roof with binoculars from the ground now and then rather than walking on it, and have it checked professionally in spring and fall.

Do I need HOA approval to re-roof in The Foothills?

Usually, if anything about the look changes. Most neighborhoods here have architectural guidelines for tile color and profile. A like-for-like re-felt that reuses your existing tile often needs only notice. Check your association's rules, and we can provide product details for the application.

Is a re-felt better than a full roof replacement?

Often, on tile roofs of this age. A re-felt replaces the worn underlayment and reinstalls the sound tiles, adding new tiles where needed. A full replacement makes sense if you want a different material or many tiles are damaged. The inspection results and your plans for the home decide which fits.
