Gilbert neighborhood
Roofing services in Morrison Ranch, Gilbert, Arizona
Morrison Ranch is a master-planned community in east Gilbert built on farmland the Morrison family worked from the 1920s, with neighborhoods along Elliot Road and down to Warner Road. Homes range from the mid-2000s to the late 2010s, so roofing needs here depend heavily on which phase you live in, from early underlayment wear to newer-roof inspections.
About Morrison Ranch
For most of eight decades, the Morrison family farmed cotton, corn and alfalfa on land that is now part of east Gilbert. That land became Morrison Ranch, a master plan known for its farm-country look: tree groves, wide grass setbacks, white rail fences and more than 400 acres of greenbelts and open space. Residents have parks, playgrounds and a lake stocked with fish, and the Historic Morrison Ranch Headquarters is nearby.
Morrison Ranch grew in phases. Neighborhoods such as Highland Groves and Higley Estates date from the mid-2000s, Elliot Groves followed in the mid-2010s, and Warner Groves and Lakeview Trails opened between 2016 and 2019. Several builders worked here, so homes, roof pitches and materials vary by neighborhood.

Roofing considerations for Morrison Ranch homes
- Know your phase. A 2005 home and a 2019 home in Morrison Ranch have very different roofing needs. The oldest roofs are now around 20 years old, while the newest are still in their first decade.
- Tile and some shingle. Tile is the most common roof here, but some homes, including some in Elliot Groves, have composition (asphalt shingle) roofs. We confirm the material before recommending anything.
- Mature trees. The tree-lined streets that define Morrison Ranch also drop leaves into valleys and gutters and can rub against roof edges. Keeping branches trimmed back helps.
- One master association. Many neighborhoods share the Morrison Ranch association, so check its design guidelines before changing roof color or material.
How Arizona weather affects roofs in Morrison Ranch
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Morrison Ranch roofing questions
Who provides roof repairs in Morrison Ranch, Gilbert?
Payne Roofing, a family-owned roofing contractor based in Gilbert, repairs and inspects roofs throughout Morrison Ranch. We have served Arizona since 1984 under ROC #138549 and #194202 and work on tile, shingle and flat roofs. Call 480-988-9250 for a free estimate.
Do all Morrison Ranch homes have tile roofs?
No. Tile is the most common, but some Morrison Ranch homes were built with composition shingle roofs, including homes in Elliot Groves. Shingles and tile age differently in the Arizona sun, so we identify the material first and then explain what maintenance or repair makes sense for it.
How old are the roofs in Morrison Ranch?
It depends on the neighborhood. The earliest homes date from about 2005, so their roofs are approaching 20 years old, while homes in Lakeview Trails and Warner Groves are from the late 2010s. Older tile roofs may need underlayment work soon, while newer roofs mostly need inspections and small repairs.
Do the trees in Morrison Ranch affect my roof?
They can. Leaves and seed pods collect in roof valleys and gutters and hold debris where water needs to drain, and branches that touch the roof can scrape tiles or shingles in high wind. Trim limbs back from the roofline and have valleys cleared before monsoon season.
Do I need association approval for roof work in Morrison Ranch?
Usually for re-roofs or color changes, and often not for like-for-like repairs. Many Morrison Ranch neighborhoods are governed by the Morrison Ranch association, which has design guidelines for exteriors. Check with the association before starting a re-roof.
