About Power Ranch

Power Ranch covers about 2,284 acres in southeast Gilbert near Power and Germann roads, with roughly 7,400 homes. It is named for the Power family, who settled the land long before development, and the master plan was developed by Sunbelt Holdings and DMB starting in 2000 and finishing in the 2010s. Eleven neighborhoods were built by several builders, with parks, fishing lakes and the Ranch House and Barn community centers.

Homes are mostly single-family, with stucco exteriors and tile roofs typical. Trilogy at Power Ranch, a separate 55+ community, sits next door.

Payne Roofing project: Roofing considerations for Power Ranch homes

Roofing considerations for Power Ranch homes

  • Underlayment on the oldest homes. Homes from the early 2000s now have underlayment that is around 20 to 25 years old, when it commonly begins to crack and let water through, even though the tiles look fine.
  • Builder differences. Because several builders worked here, tile profiles, underlayment types and flashing details vary between neighborhoods.
  • Solar and pigeons. Rooftop solar is common, and pigeons nesting under panels can clog drainage and damage underlayment. Screening helps.
  • HOA review. Re-roofs and color changes usually require architectural approval.

How Arizona weather affects roofs in Power Ranch

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Power Ranch roofing questions

Who provides roof repairs in Power Ranch, Gilbert?

Payne Roofing is a family-owned roofing contractor based in Gilbert that repairs and replaces roofs in Power Ranch. We have served Arizona since 1984 and are licensed under ROC #138549 and #194202. Call 480-988-9250 for a free estimate.

My Power Ranch home was built in the early 2000s. Do I need a new roof?

Probably not a new tile roof, but the underlayment may need replacing. Tiles often last 50 years or more, while underlayment from that era is commonly reaching the end of its life. A tile re-felt reuses sound tiles over new underlayment. An inspection will tell you where your roof stands.

What roofing materials are common in Power Ranch?

Concrete and clay tile are typical on Power Ranch homes, in a range of profiles and earth tones. Because several builders worked in the community, underlayment and flashing details vary, so we inspect each roof rather than assuming.

What are common signs of roof damage in Arizona?

Ceiling stains, cracked or slipped tiles, tiles in the yard after storms, gaps at ridge caps, worn flashing around vents and solar mounts, and damp attic insulation. Brittle underlayment under the tiles is the hidden cause of many Gilbert leaks.

How can Power Ranch homeowners prepare their roofs for monsoon season?

Have the roof inspected in spring, replace cracked tiles, secure ridge caps, clear debris from valleys and gutters, and have the roof under any solar panels checked. Fixing small problems before June 15 helps avoid leaks during the first heavy storm.
