Chandler neighborhood

Roofing services in Sun Groves, Chandler, Arizona

Sun Groves is a roughly 600-acre community in far south Chandler, below Riggs Road between Lindsay Road and Val Vista Drive. Four builders put up its homes from 2001 into the 2010s, most with stucco walls and tile roofs, so the oldest roofs are now reaching the age when the underlayment beneath the tile deserves a close look.

About Sun Groves

Sun Groves fills a broad stretch of far south Chandler below Riggs Road, between Lindsay Road and Val Vista Drive. Hunt Highway and the open desert of the Gila River Indian Community form its southern edge, and the San Tan Mountains rise to the southeast. Greenbelts and walking paths tie together neighborhood parks such as Quail Run Park, with its fishing lake, and Navarrete Elementary sits inside the community on Sun Groves Boulevard.

Fulton Homes, Richmond American, Standard Pacific and Blandford Homes all built here, and homes date from 2001 to 2016. Plans run from single-story ranch layouts to two-story homes, most with stucco walls and tile roofs.

Payne Roofing project: Roofing considerations for Sun Groves homes

Roofing considerations for Sun Groves homes

  • First-phase underlayment. Homes from the early 2000s now have underlayment around 20 to 25 years old. The tile on top often still looks fine while the layer underneath has started to dry out and crack.
  • Four builders, four sets of details. Tile profiles, flashing methods and attic ventilation differ between builders and phases, so we inspect each roof on its own terms.
  • Open desert to the south. The community's southern edge faces open desert, so monsoon gusts and dust storms arrive with little to slow them. Wind can lift ridge and edge tiles, and dust settles in valleys.
  • Lakes, greenbelts and trees. Leaves and debris from greenbelt trees collect in valleys and gutters and hold water against the roof.
  • HOA guidelines. Sun Groves has a homeowners association, so check its guidelines before changing tile color or material on a re-roof.

How Arizona weather affects roofs in Sun Groves

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Sun Groves roofing questions

Who provides roof repairs in Sun Groves, Chandler?

Payne Roofing repairs, inspects and replaces roofs in Sun Groves and across Chandler. We are a family-owned roofing contractor based in Gilbert, serving Arizona since 1984 under ROC #138549 and #194202. We work on tile, shingle, flat and foam roofs. Call 480-988-9250 for a free estimate.

My Sun Groves home was built in the early 2000s. What roof work should I expect?

Expect the underlayment, not the tile, to need attention first. Underlayment from that era is now about 20 to 25 years old, which is when it commonly becomes brittle. If leaks or brittle underlayment turn up, a tile re-felt replaces it and reuses the sound tiles. An inspection shows whether your roof is there yet or simply needs routine repairs.

Do roofs from different Sun Groves builders need different care?

The basic care is the same, but the details differ. Fulton, Richmond American, Standard Pacific and Blandford each used their own tile profiles, flashing methods and vent layouts. That affects where leaks tend to start and how replacement tiles are matched, so we check each roof rather than assuming it matches the house next door.

How does the open desert south of Sun Groves affect my roof?

It leaves homes more exposed to wind and dust. Monsoon gusts and haboobs come across the open land along the community's southern edge, which can lift ridge caps and edge tiles and fill valleys with dust and debris. A quick check after major storms catches loose tiles before the next rain finds the opening.

What should Sun Groves homeowners check after a dust storm or monsoon?

Start from the ground. Use binoculars to look for tiles out of line, missing ridge caps or debris piled in valleys, and check the yard for broken tile pieces. Inside, look for new ceiling stains. Please do not walk on a tile roof, since tiles crack easily. Call for an inspection if anything looks off.
