Roofing in Apache Junction, Arizona
Apache Junction sits at the foot of the Superstition Mountains at about 1,700 feet, named for the junction of the Apache Trail and the Old West Highway. It incorporated as a city in 1978. Most of the city is in Pinal County, with a small piece in Maricopa County. Its housing is unusually varied: older site-built homes from the 1960s through the 1980s, a large number of manufactured home and RV communities, many of them 55+ and popular with winter visitors, and new master-planned neighborhoods.
In October 2021 the city annexed about ten square miles to the south, and that December the large Superstition Vistas master-planned community broke ground. That mix means we work on everything from shingle, foam and coated low-slope roofs on older homes and park models to new concrete tile, plus commercial buildings along the main corridors.

What we see most on Apache Junction roofs
- Low-slope and manufactured-home roofs. Park models and manufactured homes need seams sealed and coatings renewed to stand up to the sun.
- Older shingle roofs. Homes from the 1960s to 1980s are often on their second or third roof, and shingles wear out faster in full sun.
- Mountain storms. Monsoon storms building over the Superstitions bring strong gusts that lift shingles and tiles.
- Seasonal residents. Winter visitors are often away during monsoon season, so leaks can go unnoticed until fall.
How Arizona weather affects roofs in Apache Junction
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Apache Junction roofing questions
Who provides roof repair in Apache Junction, AZ?
Payne Roofing is a family-owned roofing contractor based in Gilbert that has served Arizona since 1984. We repair, coat and replace shingle, tile, foam, flat and manufactured-home roofs in Apache Junction under ROC #138549 and #194202. Call 480-988-9250 for a free estimate.
Do you work on manufactured home and park model roofs?
Yes. Many Apache Junction homes are manufactured homes or park models with metal or low-slope roofs. Common work includes sealing seams and vents, repairing flashing at add-on rooms and carports, and applying reflective coatings. Check your community's rules on contractors and exterior changes before scheduling.
How often should a coated low-slope roof be recoated?
Typically every several years, depending on the product and sun exposure. Foam roofs generally need recoating roughly every 5 to 10 years to protect the foam from UV, and elastomeric coatings also need periodic reapplication. Chalking, cracking or exposed spots mean it is time.
I'm a winter visitor. How do I protect my roof while I'm away?
Schedule an inspection before you leave in spring, because monsoon season runs June 15 to September 30 while many winter residents are gone. Reseal seams, vents and flashing, clear debris and fix any soft spots. When you return, check ceilings for stains so summer leaks are caught early.
Is Apache Junction in Pinal or Maricopa County?
Mostly Pinal County. Apache Junction is a city that lies in both counties, but nearly all residents live in the Pinal County part. A small area on the west side is in Maricopa County. Roof permits inside city limits go through the City of Apache Junction.
