Tempe neighborhood

Roofing services in Warner Ranch, Tempe, Arizona

Warner Ranch is a south Tempe community in ZIP 85284, centered near Kyrene and Warner roads, made up of several neighborhoods built mostly in the late 1980s and around 1990. Its homes generally have tile roofs, and at 35-plus years many original underlayments are worn out, so re-felts are the most common roofing project here.

About Warner Ranch

The community is known for tree-lined paths and greenbelts, with two large parks, tennis and pickleball courts, playgrounds and a biking path. It is served by Kyrene schools.

Payne Roofing project: Roofing considerations for Warner Ranch homes

Roofing considerations for Warner Ranch homes

  • Underlayment at 35 years and counting. A 1986 to 1990 tile roof that has never been re-felted is well past the typical 20 to 30-year life of its underlayment.
  • Mature trees. The same trees that shade the greenbelts drop leaves into valleys and gutters. Debris holds water against the underlayment.
  • Sub-association rules. Each Warner Ranch neighborhood has its own association, and some cover front-yard maintenance. Roof color and tile profile changes typically need approval.
  • Mixed roof histories. Some homes have already been re-roofed; listings note replacements as recent as 2024. Others are original. Know which you have before buying or selling.

How Arizona weather affects roofs in Warner Ranch

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Is my Warner Ranch roof original?

If your home dates from the late 1980s and nobody has replaced the underlayment, it may be. Many homes here have had a re-felt or re-roof by now, and some listings note recent replacements. Purchase documents and past inspection reports often show the history. If not, an inspection can tell from the underlayment and flashing.

What does a tile re-felt involve on a Warner Ranch home?

The crew removes the tiles, tears off the old underlayment, installs new underlayment and flashing, then reinstalls the good tiles and replaces broken ones. Because Warner Ranch homes generally have concrete tile that holds up well, reusing it keeps the look your HOA approved while fixing the real cause of leaks.

Do the trees in Warner Ranch affect my roof?

They can. Leaves and small branches collect in valleys and behind chimneys or walls, where they trap water and wear the underlayment faster. Keep branches trimmed back from the roof and have valleys cleared before monsoon season, especially if your home backs onto a greenbelt.

Do I need association approval to re-roof in Warner Ranch?

Often yes. Warner Ranch is split into several neighborhood associations, and most have architectural guidelines for roof color and material. Replacing like-for-like, or reusing your tiles during a re-felt, is usually simplest. Check with your association before signing a contract; we can supply product details.
