Gilbert neighborhood
Roofing services in Seville, Gilbert, Arizona
Seville is a golf community in southeast Gilbert built on a former orange grove around the 18-hole Seville Golf & Country Club, which opened in 2000. Shea Homes built most of it in the 2000s and 2010s, so roof ages range widely, and the oldest tile roofs are now at the age when underlayment begins to wear out.
About Seville
Seville wraps around Seville Golf & Country Club in southeast Gilbert, off Higley Road along Seville Boulevard, with Loop 202 to the north. The land was once an orange grove. The 18-hole desert golf course, designed by Gary Panks, opened in 2000, and the private Sports Club offers tennis, pickleball, fitness and a water park with slides.
Single-family homes were built from 1997 to 2020, mostly by Shea Homes in the 2000s and 2010s. Homes range from about 1,200 to more than 11,000 square feet, including the gated Circle G enclave of larger custom homes. Many homes back onto the fairways.

Roofing considerations for Seville homes
- Wide range of roof ages. With more than 20 years of building, a Seville roof may be anywhere from a few years to more than 25 years old. Homes from the late 1990s and early 2000s are the most likely to need underlayment work.
- Golf ball strikes. Fairway homes can get cracked tiles from errant golf balls. A cracked tile lets sun and water reach the underlayment, so replace it promptly.
- Custom homes in Circle G. Larger custom homes often have complex rooflines with many valleys and transitions, each a potential leak point.
- Parcel-level HOAs. Seville is split into parcels with their own associations, so check your parcel's rules before a re-roof or color change.
How Arizona weather affects roofs in Seville
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

My home is on a Seville fairway. Can golf balls damage my roof?
Yes, a direct hit can crack a tile. The crack itself may be small, but it exposes the underlayment beneath to sun and water. If you hear a strike or see tile fragments, have the roof checked and the tile replaced before monsoon rain arrives.
Which Seville homes are most likely to need a re-felt?
Homes from the earliest phases, built in the late 1990s and early 2000s, are the most likely. Their underlayment is now 20 to 25 years old or more. Newer Shea homes from the 2010s usually need only routine maintenance, but an inspection tells you for certain.
Who approves roof changes in Seville?
Usually your parcel association, and sometimes the master association as well. Seville is divided into parcels that each have an HOA. Like-for-like repairs often need no approval, but new tile colors or materials normally go through review. Check before scheduling a re-roof.
How do I prepare a Seville roof for monsoon season?
Before June 15, replace cracked tiles, have ridge caps and edge tiles secured, clear valleys and gutters, and check flashing around vents and skylights. Homes facing the open golf course take direct wind during storms, so loose tiles there are worth fixing early.
