Gilbert neighborhood

Roofing services in Val Vista Lakes, Gilbert, Arizona

Val Vista Lakes is a 900-acre lake community near Baseline Road and Val Vista Drive in north Gilbert, built from the mid-1980s as the town's first lake subdivision. Most homes date from the 1980s and 1990s, so many original roofs have already been replaced or are well past due for underlayment work.

About Val Vista Lakes

Val Vista Lakes was a sheep farm before developers began building its lakes and clubhouse around 1984. The first homes were finished in 1986, making it Gilbert's first lake subdivision. Today it covers about 900 acres near Baseline Road and Val Vista Drive, just south of US 60, with four man-made lakes, a sandy-beach lagoon, tennis and racquetball courts and a clubhouse of about 32,000 square feet.

The community is divided into 24 subdivisions, several of them gated, with single-family homes plus townhomes and patio homes. Most were built in the 1980s and 1990s, with some from the early 2000s.

Payne Roofing project: Roofing considerations for Val Vista Lakes homes

Roofing considerations for Val Vista Lakes homes

  • Roofs that are 30 to 40 years old. Many original roofs from the 1980s have likely been replaced already. If yours has not, or if a past re-roof only replaced tiles without new underlayment, it deserves a close inspection.
  • Mixed roof histories. After decades of re-roofs and repairs, two neighboring homes may have very different roofs underneath. We check what is actually there rather than assuming.
  • Attached homes. On townhomes and patio homes, roof responsibility may belong to the subdivision association. Check your CC&Rs first.
  • Mature trees by the water. Large trees near the lakes drop leaves into valleys and gutters and can overhang roofs.
  • Older penetrations. Vents, pipe flashings and skylights from the original construction are common leak sources on homes of this age.

How Arizona weather affects roofs in Val Vista Lakes

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Val Vista Lakes roofing questions

Who provides roof repairs in Val Vista Lakes, Gilbert?

Payne Roofing repairs and replaces roofs in Val Vista Lakes and across Gilbert. We are a family-owned roofing contractor based in Gilbert, serving Arizona since 1984 under ROC #138549 and #194202. Call 480-988-9250 for a free estimate. We handle tile, shingle, flat and foam roofs.

My Val Vista Lakes home is from the 1980s. Has the roof been replaced?

Possibly, and it is worth confirming. Many roofs from the 1980s have been redone, though some only had tiles reset without new underlayment. An inspection shows what is under your tile and roughly how old it is, which matters for repairs, insurance and resale.

Who maintains roofs on Val Vista Lakes townhomes and patio homes?

It depends on your subdivision association. Some associations handle roofs on attached homes, while others leave them to each owner. Your CC&Rs will say which. We work with both homeowners and associations on inspections, repairs and re-roofs. Practices can differ between the 24 subdivisions.

Should I re-felt or fully replace an older Val Vista Lakes roof?

If the tiles are in good shape, a re-felt usually makes sense, since it reuses sound tiles over new underlayment. If many tiles are broken, discontinued or the roof deck is damaged, replacement may be better. We show you photos of what we find so you can compare.

How should lakefront homeowners prepare roofs for monsoon season?

Trim trees back from the roof, clear leaves from valleys and gutters, and have flashing and cracked tiles repaired before June 15. On older roofs, have the underlayment checked too, since monsoon downpours quickly find any weak spot. Monsoon season runs through September 30.
