About Ellsworth Ranch

Ellsworth Ranch covers 185 acres at the northwest corner of Ellsworth Road and Chandler Heights Road, just south of Queen Creek's downtown. The land was once ranch and farmland of the Ellsworth family, and the community's design draws on that history. Taylor Morrison planned about 452 single-family homes in six neighborhoods, on lots from 55 by 125 feet up to 100 by 160 feet.

Homes have been built here since 2019 and range from about 1,950 to 4,500 square feet. Residents share a clubhouse, pool, spa, fitness center, pickleball courts, a playground and walking paths.

Payne Roofing project: Roofing considerations for Ellsworth Ranch homes

Roofing considerations for Ellsworth Ranch homes

  • Builder warranty period. With homes from 2019 onward, many owners are still within, or just past, builder coverage. Document roof issues early.
  • Large homes, bigger roofs. Homes up to about 4,500 square feet carry big roof areas with many valleys and transitions to keep sealed.
  • Next to the Queen Creek Wash. The community borders the wash, and open land nearby means more wind-blown dust and debris collecting in valleys and gutters.
  • Solar and HVAC traffic. Trades walking on a new roof are a top cause of cracked tiles.
  • HOA standards. Repairs and replacements need to match the community's approved roof materials and colors.

How Arizona weather affects roofs in Ellsworth Ranch

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Ellsworth Ranch roofing questions

Who provides roof repairs in Ellsworth Ranch, Queen Creek?

Payne Roofing repairs, inspects and replaces roofs in Ellsworth Ranch. We are a family-owned roofing contractor based in Gilbert, serving Arizona since 1984 under ROC #138549 and #194202. We work on tile, shingle, foam and flat roofs. Call 480-988-9250 for a free estimate.

What is the most common roof issue on newer Ellsworth Ranch homes?

Physical damage, not age. On homes built since 2019, the most common problems are tiles cracked by people walking on the roof, flashing missed or disturbed during solar installs, and storm-lifted ridge tiles. These are usually small repairs if caught early, before water reaches the underlayment.

Should I inspect my roof before the builder warranty ends?

It is a good idea. An independent inspection with photos before your coverage ends gives you a record of any installation defects so you can raise them with the builder. Afterward, an inspection once or twice a year, in spring and fall, keeps small problems small.

Does living near the Queen Creek Wash affect my roof?

Somewhat. Open land and the wash corridor let wind carry dust and plant debris onto roofs, especially during monsoon storms and haboobs. Debris builds up in valleys and gutters and slows drainage. Clearing it before monsoon season, which starts June 15, helps water run off the way it should.

Can I walk on my roof to check it?

We recommend you do not. Tile cracks easily underfoot, and roofs are a fall hazard. Use binoculars from the ground, check the attic for daylight or damp insulation, and look at ceilings for stains. If something looks wrong, a roofer can inspect it safely and photograph what they find.
