Roofing in Tempe, Arizona

Tempe has some of the oldest neighborhoods in the East Valley. Maple-Ash, just south of downtown, has homes from about 1910 to 1940, and postwar districts such as Borden Homes, Tomlinson Estates and Date Palm Manor were built between 1947 and 1962, mostly as Ranch homes with low-pitched asphalt shingle roofs. Most of the city's single-family homes date from the 1960s through the 1980s.

Farther south, The Lakes was founded in 1971 around a man-made lake, and south Tempe communities such as Warner Ranch were built in the late 1980s, largely with tile roofs. We work on shingle, tile, foam and coated flat roofs across the city.

Payne Roofing project: What we see most on Tempe roofs

What we see most on Tempe roofs

  • Low-pitched shingle roofs on postwar homes. Shallow roofs on 1940s and 1950s Ranch houses need correct underlayment and flashing to shed water.
  • Flat and foam roofs. Many 1960s and 1970s homes have flat or low-slope sections that need recoating and clear drains.
  • Tile underlayment in south Tempe. On late-1980s homes, original underlayment is now more than 35 years old.
  • Older decking and ventilation. Re-roofs on homes 60 years or older often reveal decking repairs and attic venting that needs improvement.

How Arizona weather affects roofs in Tempe

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Can you re-roof a historic home in Tempe?

Yes. Many of Tempe's historic districts have low-pitched asphalt shingle roofs, and like-for-like replacement keeps their character. If your home is on the Tempe Historic Property Register, check with the city's historic preservation office before changing materials or roof shape. We can provide product details for any review.

What roof types are common in Tempe?

Asphalt shingle is common on older homes near downtown and in postwar neighborhoods, flat and foam roofs are common on 1960s and 1970s homes, and concrete tile dominates in south Tempe communities built from the 1980s on. Many homes mix a pitched roof with flat sections over additions.

How do I know if my Tempe flat roof needs recoating?

Look for chalky or thin coating, cracks, blisters, bare foam and water that stands more than a day after rain. Foam and coated roofs typically need recoating every 5 to 10 years depending on the product. Recoating on time protects the roof beneath and costs far less than repairs.

How should Tempe homeowners prepare for monsoon season?

Have the roof checked in spring, before June 15. Clear leaves from valleys, gutters and flat-roof drains, replace cracked tiles or damaged shingles, and reseal worn flashing. Tempe's mature trees drop a lot of debris, so keeping drains clear is especially important here.
