Five parks are owned by the HOA and one by the City of Mesa, with basketball and volleyball courts, play structures and ramadas. Augusta Ranch Elementary sits inside the community, and children attend Gilbert Public Schools.

Payne Roofing project: Roofing considerations for Augusta Ranch homes

Roofing considerations for Augusta Ranch homes

  • Underlayment at 20 to 25 years. Homes from 1999 to 2004 are at the age when original tile underlayment commonly cracks and starts letting water through, even when the tiles look fine.
  • Repair or re-felt. One leak may only need a local repair, but brittle underlayment across the roof usually calls for a re-felt.
  • Golf course lots. Homes along the fairways can have tiles cracked by stray balls.
  • Solar and pigeons. Panels added over the years create new penetrations, and pigeons nesting underneath can trap debris on the roof.
  • HOA review. Changing tile color or profile generally needs association approval.

How Arizona weather affects roofs in Augusta Ranch

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

My Augusta Ranch home was built around 2000. Is a roof leak a sign I need a re-felt?

Possibly. Underlayment from that period is often 20 to 25 years old and starting to fail. A single leak near a vent or valley may be a local fix, but leaks in several places or brittle underlayment across the roof point to a re-felt. An inspection tells you which.

What does a tile re-felt involve?

We remove the tiles, replace the worn underlayment and flashing, then reinstall the good tiles and swap in new ones for any that are broken. Because concrete tile usually outlasts its underlayment, a re-felt is often more practical than a full tear-off with new tile.

How do I stop pigeons from nesting under my solar panels?

Install screening or mesh around the edges of the array. Pigeons nesting under panels leave debris that blocks drainage and can damage the roof beneath. We clean the area, check the roof under the panels, and install screening so birds cannot get back in.

How should Augusta Ranch homeowners prepare for monsoon season?

Before June 15, have the roof inspected, replace cracked tiles, secure ridge caps and clear valleys and gutters. With underlayment now at the age where it often fails, small openings can turn into active leaks during the first heavy storm.
