Mesa neighborhood

Roofing services in Mulberry, Mesa, Arizona

Mulberry is a Blandford Homes neighborhood in southeast Mesa (ZIP 85209), built from about 2015 to 2019 in early-1900s-inspired styles with front porches and wraparound porches on corner lots. Its roofs are still fairly young, so the focus is on inspections, storm repairs and the extra flashing details that porches and varied architecture bring.

Payne Roofing project: Roofing considerations for Mulberry homes

Roofing considerations for Mulberry homes

  • Porches add flashing points. Where a porch roof meets the wall of the house is one of the most common leak spots on any home. Wraparound porches have more of these joints.
  • Varied styles, varied roofs. Because designs differ from house to house, we confirm the roof material and pitch on each home rather than assuming.
  • Builder coverage may be ending. The earliest homes are about 10 years old. Check your paperwork to see what, if anything, is still covered.
  • Early wear. At this age, look for lifted shingles or cracked tiles, worn sealant at vents, and debris building up in valleys.

How Arizona weather affects roofs in Mulberry

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Mulberry roofing questions

Who provides roof repairs in Mulberry, Mesa?

Payne Roofing inspects and repairs roofs in Mulberry and throughout Mesa. We are a family-owned roofing company based in Gilbert, licensed under ROC #138549 and #194202, and roofing in Arizona since 1984. Call 480-988-9250 to set up a free estimate.

Why do porch roofs on Mulberry homes leak?

Usually because of the flashing where the porch roof meets the house wall. That joint relies on metal flashing and sealant, and heat and movement wear it over time. A stain on the porch ceiling or the wall just inside is the typical sign. Resealing or replacing the flashing usually fixes it.

What roofing materials do Mulberry homes have?

It varies with the style of the home. Mulberry was designed with early-1900s-inspired architecture that differs from house to house, so materials and roof shapes are not uniform. We confirm what is on your roof during an inspection rather than assuming.

My Mulberry home is about 10 years old. Should I get a roof inspection?

Yes, it is a good time. At around 10 years, sealant around vents starts to wear, a few tiles or shingles may have cracked or lifted in storms, and any builder coverage may have ended. An inspection gives you a clear baseline and catches small issues early.

How can Mulberry homeowners prepare for monsoon season?

Clear gutters and valleys, check porch ceilings for stains, and have the porch-to-wall flashing and roof penetrations looked at before June 15. After major storms, walk around the house and look for shingles or tiles on the ground and for new stains on ceilings, especially under porch roofs.
