Payne Roofing project: Roofing considerations for Dobson Place homes

Roofing considerations for Dobson Place homes

  • Underlayment near end of life. On a 1998 roof, the original underlayment is more than 25 years old. That is when it commonly cracks at valleys, eaves and around vents.
  • Re-felt or replace. Several Dobson Place homes have had roofs redone in recent years. A re-felt reuses good tiles, while a full replacement makes sense if many tiles are broken or you want a different look.
  • Original flashing. Pipe boots, valley metal and wall flashing from the late 1990s may be rusted or loose even where the tile looks fine.
  • Attic ventilation and insulation. Homes of this age benefit from a check of attic vents and insulation when the roof is opened up, which helps with summer heat.
  • HOA review. Changing tile color or profile usually needs association approval.

How Arizona weather affects roofs in Dobson Place

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Is Dobson Place near Dobson Road?

No, not really. Despite the name, Dobson Place is on Chandler's east side, west of Gilbert Road near Oakland Street and about a mile north of Loop 202. If you are searching for a roofer, any Chandler contractor should know the area, and we are a short drive from our Gilbert office.

My Dobson Place roof is original from 1998. What should I expect?

Expect the underlayment to be the weak point. Tiles often last 50 years or more, but felt of that age is commonly brittle and torn by now. An inspection tells you whether targeted repairs will hold or whether a re-felt is the better long-term fix.

How long does a tile re-felt take on a single-story home?

It depends on the size and pitch of the roof, the number of broken tiles, and weather. A typical single-story home is usually measured in days, not weeks. We remove and stack the tiles, install new underlayment and flashing, then reset the sound tiles and replace broken ones.

How can Dobson Place homeowners get ready for monsoon season?

Schedule an inspection in spring, replace cracked tiles, and clear valleys and gutters before June 15. Pay attention to the area where patio covers meet the house, since that joint often leaks on homes from the late 1990s. Also make sure downspouts carry water away from the house.
