Sun Lakes is a large active adult community just south of Chandler, begun by Robson in 1972, with about 10,000 homes and five golf courses. Homes span five decades, from early manufactured homes to newer site-built homes, so roofs range from low-slope coated roofs to shingle and tile, each with different maintenance needs.

About Sun Lakes

Sun Lakes is an unincorporated community in Maricopa County, bordered by Chandler on the north and east and served by Chandler mailing addresses in ZIP 85248. Robson began it in 1972 on 2,560 acres of farmland, at first selling lots and mobile homes, then building site-built single-family homes from 1976. Today it has about 10,000 homes and five golf courses, and the development is sold out.

The community is made up of several country club areas, including Sun Lakes, Cottonwood, Palo Verde, Oakwood and IronOaks. It is an active adult community, and the 2020 census counted a median resident age of 73.6.

Payne Roofing project: Roofing considerations for Sun Lakes homes

Roofing considerations for Sun Lakes homes

  • Manufactured and older homes. The earliest sections include manufactured homes, which often have low-slope roofs that rely on coatings. Those coatings need periodic reapplication to keep out water and UV.
  • Five decades of construction. A 1970s or 1980s home may have a replaced shingle or flat roof, while a 1990s or 2000s home in Oakwood or IronOaks is more likely tile with aging underlayment. We confirm each roof rather than assuming.
  • Attached homes and associations. For attached homes, check whether your association or you are responsible for the roof before scheduling work.
  • Old penetrations. Older homes often have multiple vent and duct penetrations added over the years, and each is a potential leak point.
  • Stay off the roof. Low-slope roofs look easy to walk, but falls are a serious risk. Let a roofer do the climbing.

How Arizona weather affects roofs in Sun Lakes

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Sun Lakes roofing questions

Who provides roof repairs in Sun Lakes, Chandler?

Payne Roofing repairs, coats and replaces roofs in Sun Lakes and throughout the Chandler area. We are a family-owned roofing contractor based in Gilbert, serving Arizona since 1984 and licensed under ROC #138549 and #194202. Call 480-988-9250 for a free estimate.

Is Sun Lakes part of Chandler?

No. Sun Lakes is an unincorporated census-designated place in Maricopa County, though it borders Chandler and uses Chandler mailing addresses. For roofing work, that makes little practical difference. We serve Sun Lakes the same way we serve any Chandler neighborhood, from our office in nearby Gilbert.

How often should a low-slope roof on a Sun Lakes manufactured home be recoated?

Usually every several years, depending on the coating and how much sun the roof gets. Elastomeric coatings wear thin over time, and foam roofs typically need a recoat every 5 to 10 years. Chalky residue, exposed seams or bare spots mean it is time to call.

Who is responsible for the roof on an attached Sun Lakes home?

It depends on your association documents. Some associations handle roofs on attached homes and others leave it to owners. Check your CC&Rs or ask your association office before arranging work, so the right party approves and pays for it. We work with both owners and associations.

What monsoon prep do older Sun Lakes roofs need?

Before June 15, check that coatings are intact, scuppers and gutters are clear, and vent flashings are sealed. On shingle roofs, look for lifted or missing shingles. If you will be away for the summer, schedule an inspection in spring and ask a neighbor to watch for storm damage.
