About Solera
Solera Chandler is a gated, age-restricted community at the south end of Chandler, near the San Tan Mountains. Del Webb and Pulte built about 1,149 homes here from 2001 to 2005, and the lots are recorded on county plats as Springfield Lakes. The 18-hole Lone Tree Golf Club runs through the community, and the clubhouse complex has a fitness center, two outdoor pools, a ballroom, hobby studios, tennis, pickleball and bocce.
Homes are single-story, and listings show concrete tile roofs. Solera is separate from Springfield, the older Pulte 55+ community nearby.

Roofing considerations for Solera homes
- Approaching the underlayment window. Roofs from 2001 to 2005 are now about 20 to 25 years old. That is when underlayment beneath concrete tile commonly starts to crack, and several Solera listings mention new or planned roofs.
- Golf course exposure. Homes along Lone Tree's fairways may see tiles cracked by golf balls.
- Low-maintenance lifestyle. Many residents travel or spend summers away. A spring inspection before you leave catches problems before monsoon storms arrive.
- HOA and gate access. Exterior changes generally need approval, and we coordinate entry with you.
- Patios and Arizona rooms. Additions and covered patios tie into the main roof, and those joints are a frequent leak source.
How Arizona weather affects roofs in Solera
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Is Solera the same as Springfield?
No. Both are 55+ communities in south Chandler built by Pulte companies, but Springfield dates from 1996 to 2000, while Solera was built by Del Webb and Pulte from 2001 to 2005. Solera's lots appear on plats as Springfield Lakes, which causes some confusion.
My Solera roof is about 20 years old. Should I replace it?
Not automatically. At this age the tiles are usually fine, but the underlayment is entering the period when it often fails. If you have no leaks, maintenance and an inspection may be enough for now. If you see stains or brittle felt at the eaves, a re-felt is usually the next step.
I spend summers away from Solera. How do I protect my roof?
Have the roof inspected in spring and fix anything found before you leave. Ask a neighbor to check ceilings after big storms, and call us if they spot tiles in the yard. Monsoon season runs June 15 to September 30, when many owners are away.
What do tile roofs in Solera need for monsoon season?
They need secure ridge caps, no cracked tiles, and clear valleys and gutters. Strong gusts can lift loose tiles, and older underlayment leaks where water collects. A spring check covers all of this and documents your roof's condition. If you leave for the summer, have it done before you go.
