Roofing services in Dobson Ranch, Mesa, Arizona
Dobson Ranch is a roughly 2,000-acre lake community in west Mesa, bounded by US 60, Loop 101 and Guadalupe Road, with about 5,000 homes. The first models opened in 1973 and building continued into the 1990s, so most roofs here have been replaced at least once, and shingle, tile and flat sections are all common.
About Dobson Ranch
Dobson Ranch was one of Mesa's first large master-planned communities. The land traces back to 1886, when Wilson Wesley Dobson began ranching here, and in 1971 American Continental Homes bought about 2,000 acres from the Dobson family. The first model homes opened in October 1973. Today about 5,000 homes sit between US 60, Loop 101 and Guadalupe Road on Mesa's west side.
The HOA maintains seven lakes and three recreation centers, and the 18-hole Dobson Ranch Golf Course is owned by the city. Homes are mostly single-level, with townhomes, patio homes and condos mixed in, many backing onto greenbelts, lakes or fairways.

Roofing considerations for Dobson Ranch homes
- Roofs on their second or third life. Homes from the 1970s and 1980s have usually been re-roofed at least once. Repairs often turn up a mix of older and newer materials from past work.
- Shingle, tile and flat sections. Homes of this era commonly have asphalt shingle or tile on the main roof with flat or low-slope areas over patios or additions. Each needs a different kind of care.
- Older penetrations. Decades of HVAC changes, old cooler openings, vents and satellite mounts leave patched holes that can leak if they were never properly sealed.
- Mature trees. Large trees along the lakes and greenbelts drop leaves into gutters and valleys and can rub against roof edges.
- Attached homes. On townhomes and condos, roof responsibility may sit with an association.
How Arizona weather affects roofs in Dobson Ranch
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

My Dobson Ranch home was built in the 1970s. What should I know about the roof?
It has almost certainly been replaced before, so the key question is how old the current roof is. Shingles typically last 20 to 30 years in Arizona, and flat-roof coatings need periodic renewal. An inspection identifies what you have, how worn it is, and whether repair or replacement makes more sense.
Can you fix the flat sections over patios and additions on Dobson Ranch homes?
Yes. Flat and low-slope areas are common on homes of this age, especially over patios and room additions. Many have foam or elastomeric coatings that need recoating to stay watertight. Where a flat section meets the pitched roof is a frequent leak spot, so we check that joint closely.
Should I replace old roof penetrations when I re-roof?
It is a good time to. A re-roof lets us remove unused vents and old cooler openings, close them properly, and install new flashing around the ones you still need. That removes many of the patch points that cause leaks on older homes.
How can Dobson Ranch homeowners prepare for monsoon season?
Trim trees back from the roof, clean gutters and valleys, and have flat roof drains cleared so water does not pond. Have worn shingles, cracked tiles and old patches checked before June 15. Older roofs tend to show their weak spots during the first strong monsoon rain.
