25 Quick Roof Tips for Homeowners

The most useful roof habits for Arizona homeowners are simple: stay off the roof, check it from the ground and attic, keep drainage clear, schedule spring and fall inspections, fix small problems before monsoon season, recoat flat roofs on time, and hire a licensed contractor you can verify at roc.az.gov.

Safety first

1. Stay off the roof. Falls are a serious risk, and tile cracks easily under foot.

2. Use binoculars to check your roof from the ground instead of climbing up.

3. Avoid the attic on summer afternoons. Arizona attics get dangerously hot. Go early in the morning.

4. Step only on framing in the attic, never on the drywall between joists.

Routine checks

5. Look at your ceilings after every rain, including closets and spare rooms.

6. Check the attic a few times a year for stains, damp insulation or daylight.

7. Watch for granules collecting in gutters or at downspouts. It can signal aging shingles.

8. Note stains on stucco or fascia below the roofline, which can point to drainage problems.

9. Keep a roof file with install dates, invoices, warranties and inspection reports.

Seasonal care

10. Schedule inspections in spring and fall, and after major storms.

11. Finish repairs before June 15, when monsoon season begins.

12. Clean gutters and drains before monsoon season and after dust storms.

13. Trim trees so branches do not touch or overhang the roof.

14. Secure patio items before monsoon storms so they do not blow onto the roof.

15. Check after storms from the ground and attic, and call a pro if there was hail or high wind.

16. Winterize evaporative coolers so they do not leak onto the roof.

Tile and flat roof tips

17. Remember that tile is not the waterproofing. The underlayment beneath it is, and it often needs attention around 20–30 years.

18. Ask about a re-felt before replacing an older tile roof. The original tiles can often be reused.

19. Install bird stops to keep pigeons from nesting under tile and solar panels.

20. Recoat foam roofs on time, roughly every 5–10 years depending on the coating.

21. Watch for brown or orange spots on foam roofs. They mean the foam is exposed to UV.

22. Keep flat roof drains clear so water does not pond after storms.

Working with a roofer

23. Verify the license at https://roc.az.gov before hiring. Payne Roofing holds ROC #138549 and ROC #194202.

24. Get warranties in writing, and know the difference between workmanship and manufacturer coverage.

25. Talk to your roofer before adding solar or rooftop equipment, so mounts are planned with the roof in mind.

Questions & answers

What is the most important roof maintenance tip for Arizona?

Schedule inspections in spring and fall and fix small problems before monsoon season starts on June 15. Heat and UV gradually wear roofs, and storms expose those weak spots. Catching issues early is almost always simpler than dealing with leaks and water damage later.

How often should I clean my gutters in Arizona?

At least before monsoon season and again in fall, plus after major dust storms or windy weather that leaves debris. Even though rain is infrequent, it often comes hard, and clogged gutters and drains can cause water to back up under roofing materials.

Should I walk on my roof to check it?

No, it is safer to check from the ground and the attic. Tile cracks easily, roofs get extremely hot in summer, and falls are a serious risk. Use binoculars from the ground and a flashlight in the attic, and leave roof-level inspections to a professional.
