Roofing services in Lakeview Trails at Morrison Ranch, Gilbert, Arizona
Lakeview Trails is the newest part of Morrison Ranch, at the northeast corner of Warner and Higley roads in Gilbert. It opened in January 2019 with neighborhoods by Fulton Homes and Maracay around a double-lake system, so most roofs here are under 10 years old and need inspections, warranty-aware repairs and storm checks rather than replacement.
About Lakeview Trails at Morrison Ranch
Lakeview Trails opened in January 2019 at the northeast corner of Warner and Higley roads, at the south end of Morrison Ranch. Fulton Homes built 133 homes in what it called the community's largest neighborhood, Maracay built 92 larger homes, and Taylor Morrison offered its Landmark collection. The neighborhood is laid out around a double-lake system with walking and biking trails and views toward the Superstition and San Tan mountains.
Homes range from about 1,600 square feet to more than 4,800 square feet, in one- and two-story plans with three- and four-car garages. Builders marketed them as Energy Star certified.

Roofing considerations for Lakeview Trails at Morrison Ranch homes
- Builder warranty window. These homes are less than 10 years old. If something looks wrong, check what your builder's warranty still covers before hiring anyone. We can inspect and document what we find for your records.
- Early defects show up now. Cracked tiles from construction foot traffic, missing bird stops and poorly sealed penetrations tend to appear in the first several monsoon seasons.
- Large two-story roofs. Bigger two-story homes have tall, exposed roof planes and more valleys, which take the brunt of monsoon wind and need careful inspection.
- Solar on newer homes. Panels added after construction mean new roof penetrations. Mounts that are not flashed correctly are a common cause of slow leaks.
How Arizona weather affects roofs in Lakeview Trails at Morrison Ranch
- Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
- Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
- Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
- Winter rain. Slow, steady winter rains expose small leaks that summer storms started.
Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Is Lakeview Trails a separate community from Morrison Ranch?
No. Lakeview Trails is a newer phase of Morrison Ranch, opened in 2019 at Warner and Higley roads. It has its own builders and lakes, but it is part of the same master plan as the older Morrison Ranch neighborhoods to the north.
Should I call my builder or a roofer about a leak in a 2019 home?
Start with your builder if the home is still under its workmanship warranty, since the repair may be covered. If coverage has ended, or you want an independent opinion, a roofing inspection documents the cause with photos so you can make an informed decision.
What problems do newer roofs in Lakeview Trails tend to have?
Mostly small installation issues rather than wear. Common findings include tiles cracked during construction, gaps at bird stops, loose ridge caps after storms and unsealed penetrations around vents and solar mounts. Fixed early, these rarely become major repairs. An inspection after your first few monsoon seasons is a good habit.
Can lake breezes and monsoon wind damage new tile roofs?
Strong monsoon gusts can lift edge and ridge tiles even on new roofs, especially on tall two-story homes facing open water or greenbelts. After a big storm, look for tiles on the ground or out of line and call for an inspection if you see any.
