About Adora Trails

Adora Trails is a master-planned community in southeast Gilbert's 85298 ZIP code, framed by views of the San Tan Mountains. Taylor Morrison developed it with nearly 1,900 homesites, the largest community the builder had done at the time it opened, around a four-acre fishing lake, a 10-acre park, roughly a dozen miles of walking trails and an on-site elementary school.

The community is divided into numbered parcels, and listed homes in parcels such as Parcel 4 and Parcel 11B were built in the mid-2010s. Single-story homes with tile roofs are common, and at least one listing notes a reflective coating on the tile.

Payne Roofing project: Roofing considerations for Adora Trails homes

Roofing considerations for Adora Trails homes

  • Mid-life tile roofs. Homes from the 2010s are generally roughly 10 years old. Tile is sound, but cracked tiles, sealant wear and loose ridge pieces start to appear.
  • Parcel-by-parcel differences. Different parcels were built at different times, so roof age varies. Use your home's build year as the guide.
  • Open exposure near the desert edge. Homes facing open land see more wind-driven dust and debris during haboobs and monsoon storms.
  • Reflective coatings and cool roofs. Some homes have coated tile. Coatings help with heat but wear over time and should be checked.
  • HOA guidelines. Tile color and material changes usually require association approval.

How Arizona weather affects roofs in Adora Trails

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Adora Trails roofing questions

Who provides roof repairs in Adora Trails, Gilbert?

Payne Roofing serves Adora Trails and all of Gilbert. We are a family-owned roofing contractor based in Gilbert, licensed under ROC #138549 and #194202 and working in Arizona since 1984. We repair tile, shingle, flat and foam roofs. Call 480-988-9250 for a free estimate.

Does my 2010s Adora Trails roof need any work yet?

Probably only maintenance. A roof of this age usually needs cracked tile replacement, resealing around vents and a check of the ridge rather than major work. Handling those small items now keeps sun and water off the underlayment and delays the need for a re-felt.

Do dust storms affect roofs near the San Tan Mountains?

They can. Haboobs push dust and debris into valleys and gutters, and strong gusts can loosen ridge and edge tiles. Homes facing open land take more of it. After a big dust storm, clear debris from valleys and look for displaced tiles from the ground.

Is a reflective roof coating worth keeping up?

If your roof has one, yes. Reflective coatings lower heat gain, but sun and weather wear them down over time. When the surface looks chalky, thin or patchy, it is time for an inspection and possibly a recoat to keep the benefit.

When should Adora Trails homeowners schedule a roof inspection?

Spring and fall are ideal, plus after any severe storm. A spring check before June 15 catches problems before monsoon season, and a fall check finds anything the storms left behind. If you are buying or selling, schedule one as part of the transaction too.
