About Circle G at Riggs Homestead Ranch

Circle G at Riggs Homestead Ranch sits in south Chandler just west of Gilbert Road, between Chandler Heights and Riggs roads. It has just under 200 homesites, most from about three-quarters of an acre to more than an acre, with wide streets, long driveways, deep setbacks and mature trees. Veterans Oasis Park lies to the east.

Homes were built from the mid-1990s into the 2010s, mostly sprawling single-level custom designs, many with oversized garages, RV gates and large covered patios. Because each home is custom, roofs differ: listings show tile roofs as well as built-up flat roofing.

Payne Roofing project: Roofing considerations for Circle G at Riggs Homestead Ranch homes

Roofing considerations for Circle G at Riggs Homestead Ranch homes

  • Every roof is different. Custom homes mix tile, flat built-up sections and other materials. We confirm the roof system on each home before recommending anything.
  • Wide range of ages. A 1990s home may be on its original underlayment, while a 2010s home may still be in its first decade. Age, not neighborhood, drives the plan.
  • Flat sections need coatings. Built-up and other low-slope roofs need periodic recoating and clear drains or scuppers to shed monsoon rain.
  • Large roofs, many transitions. Sprawling single-level plans have long valleys, patio tie-ins, garage roofs and parapets, each a flashing point to maintain.
  • Mature trees. Large shade trees drop debris onto roofs and into valleys, and branches can scrape roof edges.

How Arizona weather affects roofs in Circle G at Riggs Homestead Ranch

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

What kinds of roofs are on Circle G custom homes?

It varies by home. Because Circle G at Riggs Homestead Ranch is a custom-home community, you will find tile roofs, built-up flat roofing and combinations of the two on the same house. We confirm the materials during an inspection rather than assuming, since the right repair depends on the system.

How often does a flat built-up roof need maintenance?

Plan on regular checks and periodic recoating. Built-up and other low-slope roofs rely on a protective surface or coating that breaks down under Arizona UV. Inspect them each spring and fall, keep drains and scuppers clear, and recoat as needed. Catching blisters and cracks early is far cheaper than repairing water damage.

My Circle G home was built in the 1990s. What should I check first?

Start with the underlayment under any tile and the condition of flat sections. Underlayment from the 1990s is well past the age when it commonly fails, and flat roofs of that era may have been recoated several times or not at all. An inspection sorts out which areas need work now.

How should Circle G homeowners prepare for monsoon season?

Before June 15, clear drains and scuppers on flat sections, trim trees back from the roof, replace cracked tiles and check flashing at patios and parapets. Large lots with mature trees collect a lot of debris, and a clogged drain can pond water quickly during a heavy storm.
