Roofing services in Valencia, Chandler, Arizona

Valencia is a gated lake community in south Chandler, south of Chandler Heights Road and west of Lindsay Road, built by T.W. Lewis in villages such as Andorra, Marbella and San Sebastian from about 2006 to 2012. Its tile roofs are mostly 15 to 20 years old, so maintenance and documentation now set up the underlayment for a long life.

About Valencia

Valencia is a gated lake community in south Chandler, south of Chandler Heights Road and west of Lindsay Road, in the 85249 ZIP code. T.W. Lewis built it as a series of villages, including Andorra, Barcelona, Marbella, San Sebastian, Alicante and Pontevedra, along curving streets and cul-de-sacs. Two lakes with fountains separate several villages, and Valencia Park has a ramada, playground, walking paths and courts. Veterans Oasis Park is close by.

Homes date from about 2006, with Marbella, the final phase, built around 2008 to 2012. Lots reach up to about four-tenths of an acre, and listed homes show tile roofs.

Payne Roofing project: Roofing considerations for Valencia homes

Roofing considerations for Valencia homes

  • Mid-life tile roofs. Most Valencia roofs are 15 to 20 years old. The tile is usually sound, but cracked tiles, slipped ridge caps and worn sealant start to show at this stage.
  • Maintenance extends underlayment life. Fixing small problems now keeps water and sun off the underlayment and can push back the need for a re-felt.
  • Gated access. We coordinate gate access with you before any visit.
  • Architectural review. Valencia villages share a cohesive look, so re-roofs and tile color changes usually need HOA approval.
  • Lakeside debris. Trees around the lakes and park drop leaves into valleys and gutters.

How Arizona weather affects roofs in Valencia

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Valencia roofing questions

Who provides roof repairs in Valencia, Chandler?

Payne Roofing repairs, inspects and replaces roofs in Valencia and across Chandler. We are a family-owned roofing contractor based in Gilbert, serving Arizona since 1984 under ROC #138549 and #194202. We schedule gate access with you ahead of time. Call 480-988-9250 for a free estimate.

My Valencia home was built around 2007. Does the roof need work yet?

Probably not a major project, but it is a good time for an inspection. At 15 to 20 years, tile is usually in good shape, while cracked tiles, loose ridge caps and aging sealant around vents begin to appear. Taking care of those now protects the underlayment and can add years before a re-felt is needed.

Do I need HOA approval for roof work in Valencia?

For most repairs that match the existing roof, usually not, but re-roofs, new tile colors or different materials typically need architectural approval. Valencia's villages were designed with a consistent look. Check your association's guidelines first, and we can provide product information for the application.

Can you get into gated Valencia villages for an inspection?

Yes. We schedule the visit with you and arrange gate access ahead of time, whether that means a code, a call box or meeting us at the gate. Inspections are done during business hours, Monday through Saturday, and we share photos of what we find.

How should Valencia homeowners prepare for monsoon season?

Schedule a spring inspection, replace cracked tiles, secure ridge caps and clear leaves from valleys and gutters, especially on homes near the lakes or park trees. Monsoon season runs June 15 to September 30, and wind-lifted tiles are the most common storm damage on tile roofs of this age.
