About Signal Butte Ranch

Signal Butte Ranch is a single-family neighborhood on the east side of Mesa, reached from Broadway Road at 104th Place, a short way west of Signal Butte Road. Homes in Signal Butte Ranch Unit 1 were built around 1997 and 1998, and the Signal Butte Ranch HOA looks after common landscaping and street maintenance.

Recent listings are three-bedroom, single-story homes with two-car garages, desert landscaping and tile roofs. The HOA covers grounds and streets, so each roof is the owner's responsibility.

Payne Roofing project: Roofing considerations for Signal Butte Ranch homes

Roofing considerations for Signal Butte Ranch homes

  • Original underlayment near 30 years. That is at or past the age when underlayment from this era commonly fails, even under tile that still looks good from the street.
  • Re-felt or re-roof. Some homes in the neighborhood have already had new roofs. If your tiles are sound, a re-felt that reuses them is often the practical choice.
  • Brittle tile at the edges. After decades of sun, tiles at eaves, rakes and ridges are more likely to crack or slip during storms.
  • Original flashing and vents. Pipe boots, vent flashings and sealant from the late 1990s have usually hardened and cracked, and they are common leak points.
  • Selling a home. Buyers' inspectors look hard at roofs of this age. An inspection and any needed repairs before listing can avoid surprises.

How Arizona weather affects roofs in Signal Butte Ranch

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Signal Butte Ranch roofing questions

Who provides roof repairs in Signal Butte Ranch, Mesa?

Payne Roofing is a family-owned roofing contractor based in nearby Gilbert that repairs and replaces roofs in Signal Butte Ranch and throughout Mesa. We have served Arizona since 1984 under ROC #138549 and #194202. Call 480-988-9250 for a free estimate.

My Signal Butte Ranch roof is original from the late 1990s. What are my options?

You have three main options: targeted repairs, a tile re-felt, or a full re-roof. If leaks are isolated, repairs may buy several more years. If the underlayment is brittle throughout, a re-felt that reuses good tiles is often the best value. An inspection with photos makes the choice clear.

Is my roof a problem if I am selling a home in Signal Butte Ranch?

It can be. A buyer's inspector will likely flag a nearly 30-year-old tile roof for underlayment wear, cracked tiles or worn flashing. Getting your own inspection first lets you fix issues or price them in before negotiations start. We regularly handle inspections and repairs for real estate transactions.

Can I walk on my tile roof to check it?

It is best not to. Older tile cracks easily underfoot, and a broken tile can turn into a leak. Use binoculars from the ground, check the attic for stains or daylight after a storm, and leave the roof itself to a professional.

When is the best time to inspect a roof in Signal Butte Ranch?

Spring and fall are ideal, plus after any major storm. A spring visit before monsoon season starts on June 15 catches cracked tiles and worn flashing before heavy rain, and a fall visit finds anything the summer storms loosened. Spring and fall visits are what we generally recommend.
