Roofing services in Lyons Gate, Gilbert, Arizona

Lyons Gate is a master-planned neighborhood of nearly 2,000 homes south of Ray Road near Higley Road in Gilbert, across from Agritopia. About Lyons Gate

Lyons Gate sits south of Ray Road near Higley Road, across from Agritopia, with Loop 202 along its southern edge. William Lyon Homes built most of its nearly 2,000 homes from about 2005 to 2015. The community has three pools, a rentable clubhouse, eight playgrounds, basketball courts, greenbelts and paths, and holds an annual Fall Festival.

Homes are mostly single-family, many of them two-story, ranging from about 1,000 to 4,700 square feet. Fronts follow Spanish Revival and Craftsman-inspired styles.

Payne Roofing project: Roofing considerations for Lyons Gate homes

Roofing considerations for Lyons Gate homes

  • Two decades of construction. A 2005 home here is about 20 years old, while a 2015 home is about 10. The oldest are approaching the age when underlayment needs attention.
  • Two-story roof access. Many homes are two-story, which makes ground-level checks harder. Use binoculars or have a roofer inspect rather than climbing.
  • Style-specific details. Spanish Revival and Craftsman-inspired fronts can add curved tile, gables or porch roofs, each with its own flashing details. We confirm what your home has.
  • Small lots, close neighbors. Tight spacing means work needs careful staging, and debris from neighboring trees can land in your valleys.

How Arizona weather affects roofs in Lyons Gate

  • Extreme heat and UV. Summer roof surfaces get far hotter than the air. Years of heat and UV dry out tile underlayment, age shingles and break down roof coatings.
  • Monsoon storms. Arizona's monsoon season runs June 15 to September 30. Sudden wind gusts lift tiles and shingles, and short, heavy downpours find any weak spot in flashing or underlayment.
  • Dust storms and debris. Haboobs and wind-blown debris fill valleys, gutters and flat-roof drains, which can back water up under roofing.
  • Winter rain. Slow, steady winter rains expose small leaks that summer storms started.

Most roof trouble in the Valley starts small. A spring and fall inspection catches it early. See our monsoon roof tips for a checklist.

Lyons Gate roofing questions

Who provides roof repairs in Lyons Gate, Gilbert?

Payne Roofing repairs and inspects roofs in Lyons Gate and throughout Gilbert. We are a family-owned roofing contractor based in Gilbert, serving Arizona since 1984 under ROC #138549 and #194202. Call 480-988-9250 for a free estimate. We handle tile, shingle and flat roofs.

How do I know how old my Lyons Gate roof is?

Start with the year your home was built, since most Lyons Gate roofs are original. Homes range from about 2005 to 2015. Your inspection or purchase records may also note any past re-roof. If you are unsure, an inspection can estimate the condition of the underlayment.

Is it safe to inspect a two-story roof myself?

No, we do not recommend it. Tile cracks underfoot, and two-story roofs make falls far more dangerous. Check from the ground with binoculars, look for stains on upstairs ceilings, and call a roofer for anything closer than that. Ladders on two-story homes are risky too.

Do Spanish-style roofs need different repairs?

The process is similar, but the details differ. Barrel-style tiles overlap differently from flat profiles and need matching replacements, and eave closures must stay in place to keep birds out. We source matching tile where possible so repairs blend in.

When should Lyons Gate homeowners schedule a roof inspection?

Ideally twice a year, in spring before monsoon season begins on June 15 and again in fall. Also call after any storm that leaves tiles in the yard. For homes near 20 years old, ask us to check the underlayment as well as the tile.
